Raffles Residences Bali Unveils First Oceanview Residence in Jimbaran
The completed residence offers a first look at a nine-unit collection combining contemporary Balinese-inspired architecture, Indian Ocean views and personalized Raffles hospitality.
BALI, Indonesia, October 14, 2026 — Raffles Residences Bali has unveiled its first completed Oceanview Residence in Jimbaran, marking a new milestone in the development of its private luxury residential collection on Bali’s southern coast.
The residence provides a tangible introduction to the project's architectural vision and lifestyle offering. It is the first completed home in a collection of nine Oceanview Residences scheduled for completion in 2027, bringing together contemporary architecture, views of the Indian Ocean and the personalized service associated with Raffles Hotels & Resorts.
Located within a private residential enclave connected to Raffles Bali, the residences have been designed to respond to the surrounding coastal landscape. The development forms part of a 23-hectare beachfront resort environment, combining the privacy of individual homes with access to selected resort facilities and hospitality services.
Architecture Inspired by Bali’s Natural Landscape
The Oceanview Residence concept draws on the relationship between Bali’s natural environment and its architectural heritage. Traditional Balinese influences are interpreted through a contemporary design approach, creating living spaces intended to reflect the island’s character while accommodating modern residential lifestyles.
Generous indoor and outdoor areas provide space for everyday living, private relaxation and entertaining. The residences are positioned to frame views of the Indian Ocean, Bali’s coastline, surrounding green hills and the distant silhouette of Mount Batukaru.
According to the development team, the architectural approach emphasizes the connection between the built environment and the landscape. The arrangement of spaces, proportions and materials has been carefully considered to capture changing natural light and bring the surrounding scenery into the residential experience.
“Since the beginning, our vision for Raffles Residences Bali has been to create residences that could only exist in this extraordinary location,” said Shuichi Oishi, Chief Executive Officer of Kajima Development Pte Ltd.
He said the Oceanview Residences were conceived to bring architecture, nature and Raffles hospitality together in a setting shaped by Bali’s relationship between the sea and the mountains.
Personalized Services Beyond the Private Residence
While privacy is central to the residential concept, owners can also access services designed to support day-to-day living and property care.
The available residential services include 24-hour reception and Guest Services support, security, management of shared residential facilities, maintenance within the residences, landscaping and swimming pool care. Owners can also access the fitness facilities and main swimming pool at Raffles Bali.
Additional à la carte services are available upon request, including Raffles Butler services, in-residence dining, private chefs, bespoke catering, housekeeping, spa treatments, laundry, private transportation and preparation of the residence before an owner's arrival.
Other services may be arranged through selected providers, covering personal training and wellness consultations, personal assistance, shopping and household provisioning, pet care, translation and specialized property maintenance.
The service model is designed to bring selected elements of luxury hotel operations into a private home environment, allowing residents to combine independent living with hospitality support when required.
Access to Raffles Bali’s Dining and Wellness Experiences
Owners can remain connected to the wider Raffles Bali experience, including dining at Rumari and participating in wellness and recreational activities offered at the resort.
Available experiences include yoga, meditation, reiki, sound healing and tennis. These complement the residential offering by connecting private ownership with selected dining, leisure and wellness facilities.
Ownership also provides the opportunity to participate in the Accor Owner Benefits Programme. According to the developer, owners are invited to join ALL – Accor Live Limitless with Diamond status, together with access to a dedicated VIP reservation service and selected privileges at participating Accor properties.
At Raffles Bali, owners can also benefit from preferential pricing on selected dining experiences, spa treatments and lifestyle services, as well as priority restaurant reservations. Programme participation and benefits are subject to the applicable programme terms.
Development Led by Kajima Development and Local Partners
Raffles Residences Bali is developed by PT Jimbaran Greenhill, led by Kajima Development Pte Ltd through its partnership with PT Jimbaran Hijau, and managed by Raffles Hotels & Resorts.
Kajima Development is the Southeast Asian property development arm of Japan's Kajima Corporation. Its regional portfolio includes residential developments and hospitality projects across several Asian markets.
PT Jimbaran Hijau is developing an integrated area of approximately 100 hectares in Jimbaran, with projects spanning residential and commercial uses. The company says its approach combines contemporary lifestyle requirements with attention to local culture and the natural environment.
Raffles Bali, meanwhile, is a resort overlooking Jimbaran Bay, with 32 private pool villas set among tropical gardens. Its dining venues include Rumari, The Writers Bar, Loloan Coastal Peruvian, The Secret Cave, Purnama Honeymoon Bale and Farm Terrace, alongside wellness experiences at Raffles Spa.
The Oceanview Residences connect this resort setting with a private residential concept, supported by the services and experiences available through the Raffles brand.
