This beautiful resort was built by us in 2012 with the very passion that it is operated with today. Why are we selling? For us it’s time think about retirement and our children have their own lives elsewhere. Excellent management is in place therefore this business can be operated remotely as an investment or the new owner can interact and be involved in the day to day operations. Either way, the business operates extremely successfully.
Samanvaya is situated in the Sidemen Valley on the rice terraces of Tabola (East Bali) and offers stunning views across rice terraces to the hills and sea, together with Mount Agung to the rear.
The Sidemen Valley is still very traditional and as travellers search evermore for the 'original' Bali, so the area has popped up on the radar and as word spreads, so are the growing numbers to the area. Samanvaya is well placed with high quality and well maintained facilities to capture the mid/upper market of travellers. The land (approximately 3000 sqm), is leasehold until 2052 plus we have an additional 3000 sqm on a 20 year contract to protect the views for our guests. (all leases are fully pre-paid). Well that’s what most people feel when they arrive here! We have 11 fabulous detached rooms for guests. The facilities are excellent which include an Infinity Pool, Jacuzzi, a Hot Tub, Restaurant, Lounge Bar, Yoga Hall, Spa and small Gallery. We also offer an extensive and successful tour program to our guests. The yoga building especially offers great potential for yoga groups although we have to admit, because we know nothing really about yoga, the yoga hall has to date, been very much underutilized. The accommodation itself consists of 7 ironwood/lassiewood lodges and 4 bamboo lumbungs. All of our stylish boutique accommodation together with the yoga/spa and restaurant, are unique, which is just one of the reasons that attracts guests here in the first instance; to be somewhere different, somewhere special…….
We have very good occupancy and profit margins (which continues to grow year on year) and still there is huge potential to increase. There is beautiful owners 2 bedroom accommodation with stunning views and custom furnishings (as with all of our guest rooms). The resort is managed by our own Indonesian PMA company which is included in the sale and allows the owners or others the right to work permits for non-Indonesians. This business can be ‘hands on’ if desired, but we are now travelling far more and have no concerns about being ‘away’ from the business as we have excellent young management and staff that are motivated, efficient and well trusted. We receive great reviews even when we are not here, are ‘Top Choice’ in Lonely Planet (both Indonesia and Bali) and every time we come home, it’s always a joy for us to see Samanvaya looking so good!
